- Title Transfer Tax:
If the property was granted prior to 2006, the applicable tax is 3% of the cadastral value.
If granted after 2006, the applicable tax is 24% of the cadastral value.
Mortgage Registry Fee: Set at 0.5% of the property value.

Golden Visa in Greece – Investment Opportunities in Thessaloniki & Halkidiki
Thessaloniki:
In the city of Thessaloniki, investors who spend at least €800,000 on real estate are eligible for a residence permit in Greece — commonly referred to as the Golden Visa. This permit is also granted to the investor’s immediate family members.
However, a Golden Visa can also be obtained by investing just €250,000 in either:
a commercial property that will be converted into residential use, or
a preserved neoclassical building.
Halkidiki:
In the region of Halkidiki, the minimum required investment for a Golden Visa is currently €400,000.
Please note: Across Greece, there are still several regions where the minimum investment threshold ranges between €250,000 and €800,000, depending on the location and type of property.
